Have been living in this new construction Lennar home in Odessa FL for 2 years now. The amount of issues we have had are honestly too many to fit in this box. The worst however have been the roof leaks. We have had a leak in almost every room in my house. It is raining currently and there is water pouring from the ceiling fan in my son’s bedroom.
We had to purchase the house with a power of Attorney and she assisted by making us understand the multiple steps and kept us on track on the tight timeline, to close escrow as required. She also did it all with a super friendly, great positive attitude. Azita in title was super responsive and was happy to help in anyway possible.

Upon move in there where a few issues such as the garage was left dirty and mud tracked up and down our sidewalk. Plus our door to the bedroom wouldn't close. We reached out to the property manager here over on southton who requested we send in videos and pictures. He made sure everything that was a concern wad taken care of. Within a few days the items we mentioned where fixed. In the review it mentioned an emmanuel was so impatient and rude and rushed the whole process.
The process with lennar is super easy, especially if you use their financing - which I did to get the 2.5% closing cost seller credits. Lennar also has their own insurance company under their umbrella which has competitive rates and makes the process that much easier. We are looking at Lennar in the Charlotte area. The house that we are looking out would be about $114 per square foot. That includes hardwoods throughout the first floor. Here is a list of things that are included with the development we are looking at. Now our backyard keeps flooding each winter when it rains and in the summer when we water the lawn. We thought it was the poor soil we have here in Sacramento that caused the problem.
From the initial walkthrough, all the way until the contract was closed, the entire Lennar Team was attentive and very informative - which to new homebuyers is extremely important. Everyone had answers that helped reassure some of the concerns we had, and for that, we are truly grateful. The Lannar team was professional, friendly and always ready to help and resolve any issues. A special thanks to Les in the model office and York in the construction area. Both these individuals were great to work with. As someone else mentioned these homes are very expensive but it’s like they are put together with glue and tape.
We sold that home for a pretty good profit two years later. Not to mention they are NOT very realtor-friendly. They pressure you to use their in-house lenders, impose ridiculous fees when using your own, use scare tactics to sway customers into their financing. MIAMI, FLORIDA -- Thanks a lot for the big disappointment and destroying someone's dreams in finally being able of owning a home!! Went to look at their houses in some of their communities because was told upfront that qualify/was approved for a house until certain amount. Because of that ended up looking at those houses that meet the amount.
